- tourist / retail magnets → commercial
- agroforestry / conservation → forestry
- shared infra and public realm → commons
Deal posture
Often near-zero or subsidized leasehold plus participation after breakeven. Deliberately not a cash engine: returns come as uplift on adjacent residential and legitimacy for SETTLE. Land-for-equity and JV for aligned ventures (labs, production). Deed restrictions + reversion on function change.
