- light trails and observation that do not convert canopy to footprint
- carbon / biodiversity credit layers where they do not break the ecology brief

- villas and shops → residential / commercial
- institutions and yards → special
- roads, parking, plazas as primary use → commons
Deal posture
Permanent holding bias. Farm operators: annual leases + participation, or operator agreements with no land rights transferred. Conservation parcels: no sale. Output feeds estate F&B — soil to table. A plot next to managed forest and productive land commands a premium over bare subdivision; the unsold land sells the sold land.
Fit with law
Aligns with green / agricultural protective intent (kawasan pertanian, lindung) where construction is limited or banned. Estate forestry is stricter than “plant a few trees on a villa lot.”
