Annex F — Utilities, Access and Mobility

Annexed to hak sewa template under 11.5. Each Plot is self-sufficient; the norms below size its systems. The Holder builds them at its own cost under the Design Code.

F1. Self-sufficiency norms per Plot

system norm built by the Holder
water [120] litres per person per day roof catchment and tanks holding [60] days of use: [7.2] m³ per resident
blackwater [50] litres per person per day a biodigester sized to it; its gas cooks, its digestate feeds trees
greywater [70] litres per person per day a planted filter or wetland treating to BOD below 30 mg/L
energy [5] kWh per person per day generation under the Design Code energy section and batteries for [3] days
connectivity one link per household the Holder's own Starlink terminal
waste organic waste composted on the Plot; four clean streams to the hub two compost bins per dwelling

F2. Connections the estate may open

The Landowner supplies water from the city's reservoirs to any Plot that asks, at the tariff the register publishes.

Where the Landowner lays fibre or another estate line to a district, it offers connections for the period, capacity and tariff the register publishes, and each connection ends on the date stated. Each Plot keeps its own systems ready to run without it. Connection to the PLN grid is prohibited.

F3. Access and mobility

item rule
entry the estate joins the public road at the mobility hub
cars and combustion vehicles park at the mobility hub
inside the estate on foot, by e-bike, e-scooter, electric cart or shuttle
construction machinery combustion machinery enters for one specific build, on 48 hours' notice to residents within 100 m, engines off when idle, within the axle-load and slope limits of soil policy
deliveries staged at the hub; the Landowner sets the haul route per district in the register
waste sorted streams to the hub under recycling; construction waste leaves by the haul route at the Holder's cost
internal roads estate infrastructure, kept by the Landowner under the service charge
