Annex I — Due Diligence Pack

Annexed to land rights agreement. Delivered to the Holder before signing, per 9B.2: "certified copy of the Title certificate, Surat Ukur, NIB, PBB receipts, a BPN non-encumbrance search dated no more than 30 days before signing, and the PKKPR document." One Annex I is assembled per Plot, at signing.

Checklist

document centrally available still needed per signing
Title certificate (certified copy) title number and expiry in Annex A §1 fresh certified copy from the Landowner's file
Surat Ukur number on file per parcel, per director disclosure indemnity agreement Appendix B copy attached
NIB Company-level NIB on file confirm the KBLI/address row applies, Annex A §3
PBB receipts payment status noted per parcel in Appendix B ("OK" / arrears) current-year receipt
BPN non-encumbrance search not reusable — must be dated within 30 days of this signing ordered fresh, every signing
PKKPR status per parcel in Annex A §1; six titles were up for routine renewal at the date of that annex current PKKPR document

The non-encumbrance search is the one item this pack can never pre-fill: it exists to catch anything created against the title between the last check and this specific signing, so a stale search defeats its own purpose.

Signing-day procedure

As a condition of execution, the PPAT performs pengecekan sertifikat at BPN on the day of signing and the result is recited in the deed. The Landowner warrants nothing has been created over the Plot between the search above and signing.
