annual leasehold

enter cyber valley with a premium. the rest is rent in the century index — quantities fixed on day one, valued each year within the collar, never renegotiated at market.

the century index form of the same hak sewa:

at signing each lease year each month
premium — your share of the leasehold value, chosen by you rent R(t): the year-0 rent R₀ carried by the index, reset on the anniversary, +35% / −15% collar, dual floor R(t) ÷ 12

premium 100% is leasehold upfront; anything below it is this form. the year-0 rent R₀ follows from the premium through the pricer: a smaller premium carries more of the lease as rent and prices the estate's risk into the rate. the two numbers a deal recites are the premium and R₀; Annex E (Century Index) does the rest for the whole term.

on bali, land often wants full cash or rides ~9% a year. that builds flips, not businesses. here there is no rate and no fee on top of the index: the rent is the index and nothing else, the same Annex E (Century Index) that prices the renewal.

arrears: an instalment is late after 30 days; 6 months to clear or to assign the lease. after that the Holder ceases and leaves the land. sums already paid stay as the price of the time held.

price your deal

the pricer lives with the index at cyberia.my/cx: leasehold value, term, premium, and the indexation the world delivers. the estate's own dials — base rate, risk spread — are shown there so the price can be checked rather than trusted.

legal form

hak sewa now; after build → hak pakai (KITAS/KITAP) or hak milik (WNI). skeleton: land rights agreement. the form: hak sewa template 3.1–3.2, the machine: Annex E (Century Index).

two forms exist on the market and no other: leasehold upfront, or this one.
