HGB — Hak Guna Bangunan / Right to Build

A registered land title giving the right to erect and own buildings on land for a fixed term. Under PP 18/2021: 30 years, extendable by 20, renewable for 30.

land rights agreement §0 (title subordination), Annex A (the register of 18 certificated parcels), §2.1 (the lease term derives from the HGB term).

Why it matters

A PMA may hold HGB; it may not hold Hak Milik. Every lease the Estate grants is capped by the remaining term of the HGB the plot sits on.
